South Shore Y Update: Planned Sale Terminated

Since the August 11, 2015 approval at the Plan Commission of the City of Cudahy allowing the institutional use of a place of worship on the former South Shore YMCA property at 3244 East College Avenue, the Office of the Mayor has continued to attempt to follow up on the status of the transaction between the private parties. For a period of almost three months, no formal status updates were provided to the City, other than the conducting of an Occupancy Inspection, which is standard procedure in a transaction such as this.

After reaching out again to inquire into the status, I received official correspondence that “The contract with the Grace Hmong Alliance Church for the sale of the Property has been terminated.” I was informed that the Trust will keep you advised on any significant developments relating to the sale any alternative sales transactions.

This information is being provided by the Office of the Mayor since there have been many rumors flying around our community. That is why I am providing our community with this informational update.

Cudahy School District: Community Center Plans Off For South Shore Y

The Cudahy School District has posted an update on the South Shore YMCA on its Facebook page …

Recently School District Officials learned that BMO Harris Bank has accepted an offer from a religious organization for the former YMCA property thus ending the District’s quest to create a community center at the Barland Avenue site.

Superintendent James Heiden would like to thank the numerous supporters of that endeavor. “While a community center would be a great use for the facility, knowing that the building will not become another vacant building in Cudahy is more important.”

Cudahy Schools Interested In South Shore Y?

Update: The Business Journal has a few more details.

That’s according to Fox 6. From the report …

The plan was discussed at a school board meeting Monday, January 26th.

“While we are very excited about the potential for a new community center, we have to carry out due diligence to develop a plan and timeline and consider all possibilities. There is a lot of work that will need to be done prior to the end of February when the board will make a formal decision to move forward or not. First and foremost, we need to determine if the building is still available. We then need to explore all financial implications — both today and in the foreseeable future,” School District of Cudahy Superintendent Dr. Jim Heiden said.

I hope something comes of this. Either way, Saturday is shaping up to be a sad day for the South Shore.

South Shore YMCA To Close

The Cudahy YMCA will close effective January 31, the organization announced this morning.

From the press release …

As announced in June 2014, the YMCA of Metropolitan Milwaukee has been implementing a comprehensive restructuring plan designed to address its operating challenges, repay as much debt as possible and reposition the Milwaukee Y for the future. That plan called for the organization to establish a Milwaukee Y comprised of centers within (or very close to) the City of Milwaukee and sell off the majority of its owned real estate assets, including the South Shore Y, in order to pay down debt.

Since that time, the Milwaukee Y’s leadership diligently sought a new operator for the South Shore Y, but no buyers have come forward with an offer. While the Milwaukee Y has a deep appreciation for the passion and involvement of the South Shore Y community, it simply is not possible for the organization to continue operations and make the required investments to address the extensive deferred maintenance at the center and make the improvements needed for it to compete long-term. When the center is closed on January 31, it is anticipated that the building and related assets will be placed into a bank trust administered by BMO Harris Bank (or its designee), as agreed to in the Milwaukee Y’s plan of reorganization, which is to be considered by the Court on January 30. The bank trustee will have full authority and discretion to operate, lease, sell, assign or otherwise dispose of the South Shore facility or other trust assets.

“This was a very difficult decision, and one we didn’t come to without exploring all other options,” said Julie Tolan, president and chief executive officer of the YMCA of Metropolitan Milwaukee. “We are sincerely sorry for the impact this will have on our many loyal South Shore members and employees, and we pledge to work tirelessly over the next few weeks to ensure a smooth transition for all involved.”

Current South Shore Y members have the option to transition to a different Milwaukee Y center by January 31. Employees who cannot be retained at other centers will be offered severance.

YMCA Files Reorganization Plan

So, what does it mean for the South Shore Y? From the Business Journal story …

The buyer of the Wauwatosa, Greenfield and Menomonee Falls branches was the YMCA of Central Waukesha County. The Feith Family Ozaukee YMCA in Saukville was sold to the Kettle Moraine YMCA of West Bend.

Three other properties the Milwaukee Y owns will be placed in a trust until the properties are sold with proceeds going to the bank group. The properties are: undeveloped land in Franklin, the downtown Milwaukee branch in the Plankinton Building condo and the South Shore branch in Cudahy. …

The Milwaukee Y will focus on health and wellness and youth development not directly related to academics. The organization will emphasize swimming classes, corporate and community wellness, senior wellness, before and after-school care, day and overnight camps. The Y will continue running the following branches: downtown Milwaukee; at the Parklawn city of Milwaukee housing project; 1350 W. North Ave.; 9250 N. Green Bay Road in Brown Deer; and 3244 E. College Ave. in Cudahy.

 The South Shore branch in Cudahy could close if a buyer cannot be found, Tolan said.

YMCA Update: Little News On South Shore Y

The YMCA came out with an update on the future of some of its branches Friday, and while sales of several locations appear to be moving ahead, they are still looking for an operator for the South Shore Y in Cudahy.

A number of hopeful discussions have been had with potential operators of both the South Shore YMCA and Camp Matawa. While the YMCA of Metropolitan Milwaukee has nothing to disclose at this time, it remains fully committed to working with all parties to find long-term partners best suited to maximize the potential of these facilities.

The update is line with what was shared at a meeting between Y leadership, me, the Cudahy mayor and other local municipal and school officials a couple of weeks ago. I left that meeting hopeful that the Y would find the right partner to keep the facility serving the public as it has for decades (and as it continues to do during the bankruptcy).

I wish Y leaders the best in this process. The Y does so much good for so many people in our community.

Business As Usual At South Shore Y

I just spoke with the interim director of the South Shore Y in Cudahy, and she assured me it’s “business as usual” at the location as the organization enters bankruptcy.

Membership, classes, hours, etc. will remain the same during the bankruptcy process.

“We will operate as we always have,” she told me.

Operations at each of these centers and Camp Matawa will continue without interruption through the bankruptcy process. The YMCA of Central Waukesha County and Kettle Moraine YMCA are very strong operators. If these transactions are approved, they intend to not only run, but help improve, our West Suburban, Tri-Country, Southwest and Feith Family Ozaukee Y’s. We hope to find similar partners for the South Shore Y and Camp Matawa …

We are open for business as usual during the bankruptcy process. Our intention is that all programs, camps, classes, etc. will continue to operate as normal. Ultimately, our belief is this plan will help reestablish a strong, healthy Y in Milwaukee while preserving the majority of our centers, programs and staff. 

I wish the best for the South Shore Y — and the entire organization. It does so much good in our community, in each community it serves, something my family has witnessed first hand. For example, the Y teaches 9,000 kids to swim each year. My two kids were two of them. So was I.

  • South Milwaukee Fitness Center (located on the high school campus). My dad is a member, and it’s very affordable.
  • South Shore YMCA. OK, this is across College Avenue from South Milwaukee, but it’s worth a plug here.

In other words, there are lots of local choices for those focused on wellness in 2014. Take advantage of them.
